Brookfield at Waldon Village

Brookfield at Waldon Village is a 48‑unit single‑family residential development located on a 13.23‑acre site within the Waldon Village PUD in Independence Township, Michigan. Designed by Anderson, Eckstein and Westrick, Inc. for Pulte Homes of Michigan, the project includes private internal roadways, sidewalks along one side, and nearly one acre of dedicated park and open‑space amenities. AEW provided comprehensive land development and surveying services to support site planning, engineering, and implementation. The neighborhood features defined building sites, landscaped entry elements, preserved tree buffers, and a layout consistent with adopted PUD zoning standards. Utility improvements include a new looped 8‑inch water main, a sanitary system supported by an existing pump station, and a stormwater management system discharging to the Sashabaw Regional Drain. Careful site grading and infrastructure coordination ensured efficient service delivery and long‑term functionality. Completed in September 2020, the development strengthens the community by adding thoughtfully planned housing, improved utilities, and walkable open spaces that enhance connectivity and neighborhood character.
